The short answer

Why the suburbs north and south of Indianapolis fill outbuildings

Lot sizes. A house in Fishers, Westfield, Noblesville, Zionsville, Bargersville or on the Greenwood and Center Grove side typically sits on a quarter acre or better, and a good number sit on half an acre or a full one. That is enough room for a shed, and once you are past the Marion County edge into Boone, Hendricks, Hancock and Johnson counties, enough room for a pole barn.

An outbuilding with space in it does not stay a place for the mower. It becomes the overflow garage, then the overflow basement, then the place where the previous owner's things went and stayed. Nobody sorts a shed. There is no reason to open the door most of the year.

Then the house sells, or the barn needs a new roof, or a teenager's dirt bike has not moved in three summers, and it all comes out at once.

What Indiana weather does to an outbuilding

Unheated, uninsulated and out in the open on a flat lot, sheds take the full swing of the year here: humid summers, hard freezes, ice loading on the roof, and wind coming across open ground with nothing to break it.

• Resin and vinyl sheds get brittle in the cold and the panels crack, usually at the door track first.
• Wood floors rot from below where a shed was set directly on grade in clay soil that never dries out. If the floor flexes when you step in, plan for the contents to come out and the structure to follow.
• Mice. Every outbuilding in central Indiana is a wintering site. Anything stored in cardboard or upholstered, assume it is nesting material.
• Anything with an engine that was put away wet in October has usually seized by April. Mowers, trimmers, pressure washers, generators.
• Above-ground pools stored dismantled in a shed rarely survive two winters of folding and freezing. Frame and liner $145.

The pole barn version

Out past the edges of the metro — the Whitestown and Brownsburg side, the Greenfield and McCordsville side, south toward Bargersville and Franklin — you get proper pole barns. Concrete floor or gravel, twelve-foot doors, sometimes a loft, sometimes a lean-to along one side that has become a shelter for things too big for the barn.

Those are full-truck jobs and often two. The good news is access: a pole barn has a wide door and a gravel drive, which means the truck can pull right inside or right up to it. Almost nothing about a pole barn job is a carry problem. It is purely a volume problem.

Worth planning around the ground, though. After a wet Indiana spring, a gravel or grass approach onto a rural property can be soft enough that a loaded truck should not attempt it. A dry week in late summer or early autumn is the right time.

Outbuildings almost always land on the truck ladder rather than on item pricing, because there is more in them than anyone remembers.

Taking the structure down as well

Clearing the contents and removing the building are two different jobs. Get the contents out first — nobody should be dismantling a shed with a riding mower still inside it — and then deal with the structure.

If a shed is coming down, check with your municipality or HOA first. Fishers, Carmel, Westfield, Zionsville and Greenwood all have their own rules about accessory structures, and plenty of subdivisions have covenants that care about what stands in a back yard and what replaces it. Better to ask before than to explain after.

What does not go on the truck

Sheds and barns are the biggest household hazardous waste collection points on any property. Set these aside for a county drop-off and check the current options where you live: gasoline and diesel cans, two-stroke mix, motor oil, antifreeze, lawn and garden chemicals, weed killer, paint and stain, propane cylinders, car and mower batteries.

Tires are handled separately nearly everywhere and are worth asking about specifically. Drain the mower's tank and it goes at $65.

When to do it

Late summer into early autumn is the best window on a big lot. The ground is firm enough for a truck on grass or gravel, it is not yet cold enough to be unpleasant working in an unheated building, and it gets it done before the patio furniture, the hoses and the pool equipment come back in for the winter and bury everything again.

Spring works too, but wait until the ground dries. A loaded truck on a soft Indiana lawn in April leaves ruts you will be filling in June.
